How much is your home worth?
If you are thinking of selling your home, you'll need to know exactly what it is worth before putting it on the market. As a Stuart area real estate professional, I analyze home values and determine market prices every day. By comparing your home to recent sales and other, similar homes on the market I can quickly tell you what your home is worth. This analysis is known as "Comparative Market Analysis", or CMA.
But I go futher to ascertain the value of your home. I look at the "Active" listings which are the compitition and the expired listings that did NOT sell.
I go one step further, I use the county tax information to evaluate your homes true value based on what the tax assessor says the property is worth and then interpolate that number into "retail" pricing.
To assure the MOST money to the seller, I give three prices; 1. sell in 30 days price, 2. sell in 31 to 120 days, 3. May take over 121 days. Since the one thing I do not know is the "motivation" of the seller, I give them the choice!
